Condition Surveys of Existing Buildings
IBT has undertaken
condition surveys of the facades of a number of major buildings
including:

1. A six storey building in London, more than 200 metres
long, with facades including extensive granite and unitised
curtain walling installations. The condition survey was undertaken
to assist the tenant in planning prudent routine maintenance.
The condition survey included:
- Visual survey from window cleaning cradles.
- Inspection from inside building.
- Supervising opening-up of typical details.
- Sampling and testing of gaskets and sealants.
- Testing of coatings to aluminium frameworks.
- Detailed reporting and recommendations for maintenance.

2. A fourteen storey building in London with facades
including extensive granite, stick system windows and curtain
walling, lead covered steel cladding, and asphalt roofing. The
condition survey was undertaken to assist the tenant in planning
prudent routine maintenance.
The condition survey included:
- Visual survey from window cleaning cradles.
- Inspection from inside building.
- Supervising opening-up of typical details.
- Sampling and testing of gaskets and sealants.
- Testing of coatings to aluminium frameworks.
- Dew point testing of double glazed units.
- Detailed reporting and recommendations for maintenance.

3. A high quality office building in the City of London,
completed circa 2000.
IBT assisted by undertaking a visual inspection of the facades
as part of a diligence condition survey of the building. The work
was undertaken on behalf of a prospective purchaser.
Elements inspected
included: brickwork; stonework; punch-in windows; curtain walling;
and atrium roof & wall glazing. |

4. An out-of town office building built in the late 1980's
and offered for rental in 2003
IBT undertook a visual inspection of the facades as part of a due
diligence survey for the prospective tenant. Elements inspected
included: brickwork; ribbon windows; curtain walling; rainscreen
cladding; atrium glazing; and standing seam roofing.

5. Condition survey of numerous flat roofs to two building
developments, in excess of 15 storeys high, in London, in connection
with their potential purchase. |

6. Condition survey undertaken for the concerned tenant
of a recently occupied new office building showing signs of roof
tile slippage, window leakage and curtain walling movement. |

|
7. Condition survey of 1000 windows on a government building
in London, as a part of routine planned maintenance. |
|
|
|
8. Condition survey of more than 1000 windows on a building
in London in connection with planned refurbishment. |

9. Condition survey of atria roof glazing to a shopping precinct
A large 1970s shopping centre incorporating extensive overhead glazing to a number of separate glazed roofs. IBT undertook a condition survey from roof level and from beneath and advised upon maintenance works required; the performance that could be expected from the existing glazing; and the works likely to be prudent in the event of the shopping centre being upgraded.
IBT routinely advises on roof glazing to buildings, undertaking site inspections to establish the exact build-up of the glass and the condition of the associated framing. IBT then reports on the findings and provides guidance on whether remedial works are required to maintain the existing installation or to upgrade the installation to meet current performance criteria. |

10. Condition survey of atria roofing to a 1980's office building
A reasonably large atrium roof in which Georgian wired glass had been used. IBT undertook a condition survey, established that more than a third of the panes had cracked as a result of wire corrosion from the edges and recommended replacement. The works were duly undertaken. |
